How can I make a reservation?
Reservations can be made directly on our website. Simply select the desired property, enter your stay dates, and follow the instructions for payment.
What payment methods are accepted?
We accept credit card and Zelle payments only. Full payment is required at the time of booking.
Do I need to pay a deposit?
Yes, we require a refundable security deposit of $1,500, which will be refunded within 15 days after check-out, as long as there is no damage to the property.
Are taxes included in the price?
The rates shown do not include local sales and resort taxes, which are charged separately according to applicable law.
What is the cancellation policy?
For most properties, cancellations are free with a full refund up to 30 days before the start of the stay. Cancellations made up to 14 days in advance receive a 50% refund. Cancellations made less than 14 days before the stay are non-refundable.
Can I change the dates of my reservation?
Changes are allowed, subject to availability, prior approval, and a $150 administrative fee, as well as any necessary rate adjustments.
What happens if the property is unavailable due to unforeseen issues?
In case of property unavailability due to unforeseen circumstances, we will offer an alternative accommodation or fully refund the amount paid.
What are the check-in and check-out times?
Check-in is from 4:00 PM, and check-out is by 10:00 AM. Requests for different times must be approved in advance.
How do I check in to the property?
After payment confirmation and identity verification, we will send you check-in instructions, including the access code to the property, approximately 3 weeks before arrival.
Do I need to bring any documents for check-in?
Yes, we require a copy of the official photo ID of the booking holder and the credit card used for payment.
What is the minimum age to book a property?
The booking holder must be at least 25 years old or an active member of the military and must be present at the property throughout the stay.
Can I bring pets?
Pets are not allowed unless specifically authorized in writing. Emotional Support Animals are subject to our pet policy, while service animals are accepted upon request.
Is smoking allowed on the property?
No, we enforce a 100% smoke-free and vape-free environment. Fines will be applied in case of non-compliance.
Does the property come with basic amenities?
Yes, our properties are equipped with basic amenities, such as bed linens, towels, kitchen utensils, and initial toiletries (soap, toilet paper, etc.). Restocking is the guest’s responsibility.
Is daily cleaning service available?
Daily cleaning is not included but can be arranged for an additional fee. The property will be cleaned and prepared prior to your arrival.
What should I do when leaving the property?
We ask guests to dispose of trash properly, place dishes in the dishwasher, and leave the property in good condition. This helps us ensure a quality experience for future guests.
How does pool heating work?
Pool heating may take up to 48 hours to reach maximum temperature, especially in cold weather. Please note that we do not issue refunds for dissatisfaction with pool temperature.
Can I host events or parties on the property?
Events, parties, and commercial activities are prohibited unless there is prior written approval. Violation of this rule may result in fines and guest removal.
Does the property have parking?
Yes, but it is limited to standard passenger vehicles. Parking for trailers, buses, boats, and other large vehicles is prohibited.
Does the property have security cameras?
Some of our properties have external security cameras for the safety of guests and the property. No cameras are installed indoors to ensure guest privacy.
What should I do if there are issues during my stay?
If any issue arises, please contact us immediately. We are available to resolve any situation within our policy and in a reasonable time frame to ensure your satisfaction.
Is ART Vacation Homes responsible for lost or stolen items?
No. We recommend that guests take care of their belongings. Any items left behind will be considered abandoned if good-faith efforts to return them fail.
